Tips from a Realtor

Good To
Know.

Practical advice I share with almost every client. General information, not legal, tax, or lending advice. Every situation is different, so let’s talk through yours.

For buyers

Buying
Smart.

What to line up before you tour, and what to watch once you’re under contract.

Get pre-approved before you fall in love

A real pre-approval, not just a pre-qualification, sets your true budget and makes your offer credible. Sellers notice.

Expect a buyer agreement up front

You’ll sign a written agreement with your agent before touring. It spells out services and compensation, so read it and ask questions.

Budget beyond the down payment

Plan for closing costs, insurance, taxes, HOA dues, moving, and a cushion for the first repair, not just the monthly payment.

Inspect everything, termites included

Get a full home inspection. In South Carolina, lenders commonly require a CL-100 wood-infestation report, and it’s worth having on a cash deal too.

Check the flood map and the drive

Look up the FEMA flood zone, ask about water history, and drive the commute at rush hour before you commit.

File for your 4% after closing

Your primary home can be taxed at South Carolina’s 4% assessment ratio instead of 6%, but only if you apply with the county. Do it right after closing.

For sellers

Selling
Well.

Small, smart moves before you list pay off in speed and price.

Price it right on day one

The first two weeks bring the most traffic and the most serious buyers. Overpricing usually ends in price cuts and a stale listing.

Fix the small stuff

Loose handles, dripping faucets, dead bulbs, scuffed trim. Little things add up to a well-cared-for impression, or the opposite.

Neutral, clean, and bright

A soft neutral paint, a deep clean, and every light on. Your home photographs better and shows better.

Curb appeal, the Southern way

Fresh pine straw, a swept porch, a clean front door, and a couple of potted plants. Buyers start deciding in the driveway.

Start your disclosure early

South Carolina sellers complete a property condition disclosure. Gather the ages and receipts for your roof, HVAC, and water heater now.

Make showings easy

Flexible access sells homes. Have a quick routine: lights on, blinds open, pets out, counters clear, out the door in fifteen minutes.

First-time buyers

Your First
Home.

The things I wish every first-time buyer knew on day one.

Know what’s comfortable, not just approved

The bank’s number isn’t your budget. Start from a monthly payment that still lets you live, with taxes, insurance, and HOA included.

Ask about down payment help

You may not need 20% down. SC Housing and many lenders offer programs for qualifying buyers, so ask your lender what you’re eligible for.

Protect your credit until closing

No new cards, car loans, or big furniture purchases on credit until you have the keys. Lenders re-check before closing.

Your closing includes an attorney

South Carolina is an attorney state. A closing attorney handles title and the closing itself, and you get to choose who it is.

Earnest money shows you’re serious

It’s a good-faith deposit held in escrow and credited at closing. Know the deadlines in your contract so it stays protected.

Think about resale from day one

Layout, location, and lot matter more than finishes. Paint and light fixtures change easily. The street doesn’t.
